You finished a plumbing job, and you’re on to the next. What happens when water damage is discovered weeks after the job’s completion? It may still be covered by insurance for plumbing professionals, as the delay alone does not determine whether coverage applies. It all depends on the cause and timing of the damage, the property affected, and the policy terms. A claim involving damage to a customer’s floors, walls, or other property also raises different coverage questions than the cost of repairing defective plumbing work.

When Can Delayed Damage Become a Liability Claim?

A plumbing connection can appear secure when a job ends but develop a leak later. Incorrectly installed plumbing fixtures are one potential cause of leaks, which may go undetected until water damages surrounding materials.

Consider a customer who discovers damaged flooring beneath a recently installed sink. The customer may expect the plumber to pay for both the faulty connection and the flooring repairs.

However, replacing defective plumbing work raises a different insurance question from repairing property damaged by the failure. Commercial general liability (CGL) insurance may respond to certain resulting property damage claims, even when the cost of correcting the plumber’s own work falls outside coverage.

What Does General Liability Have To Do With It?

CGL insurance can provide coverage for third-party property damage arising from a contractor’s operations, subject to policy terms. When damage occurs after a job is finished, the policy’s products-completed operations provisions may become relevant.

Completed operations addresses certain liability claims arising from work after the contractor has finished the job. For example, if a plumber’s completed installation causes water damage to a customer’s walls and flooring, the resulting property damage may qualify for coverage. However, general liability insurance may not cover the cost of repairing or replacing the faulty plumbing installation itself, since correcting defective workmanship is generally considered the contractor’s responsibility.

Under an occurrence-based policy, the timing of the property damage is also relevant to determining which policy period applies. The date the customer discovers the leak may differ from when the damage began.

General liability also does not insure the plumber’s own tools, equipment, or business property. Those losses require a separate property coverage review.

What Should Plumbers Review After a Delayed Loss?

Before assuming a water damage claim is covered or excluded, plumbers should gather the facts and examine their policies.

  • Cause of damage: Identify the failed connection, fixture, or installation and the work performed.
  • Timing: Establish when the job ended, when damage may have started, and when the customer discovered it.
  • Property affected: Distinguish repairs to the plumber’s completed work from damage to surrounding property.
  • Policy provisions: Review completed operations, applicable exclusions, definitions, conditions, and liability limits.

Document the damage, preserve relevant job records, and contact your insurance professional promptly. Follow the policy’s reporting requirements rather than waiting for the customer to determine repair costs.

When Water Damage Surfaces Later

Delayed water damage can create a covered liability claim, but completed operations coverage does not guarantee payment for every plumbing failure.

Plumbers should review their insurance against the services they perform and the property damage risks associated with plumbing work.
